About

Melbourne roofing and plumbing

JMOT covers metal roofing and general plumbing across Melbourne, on houses and on commercial buildings. New Colorbond roofs and full re-roofs, guttering and stormwater, repairs and maintenance, and the pipework inside the building.

How we work

What we hold to, and why it matters to you

Licensed, and it is on the paperwork

Plumbing and roof plumbing are licensed trades in Victoria for a reason, and certifiable work comes with a compliance certificate issued by the plumber who did it. That certificate is what an insurer asks for after a water damage claim, and what a purchaser's conveyancer asks for at sale. Work without one is cheaper for exactly as long as nothing goes wrong.

Specified to the standards, not to habit

Gutters sized by catchment against AS/NZS 3500.3 rather than matched to whatever was there. Profiles laid within their minimum pitch. Fasteners matched to the corrosion class the site actually sits in. Sarking and blanket specified for condensation control, which the Construction Code has tightened hard on and which is one of the most common defects in new builds.

The whole system, one contractor

Roof, flashings, gutters, downpipes, stormwater and the pipework inside the building are one continuous system, and most disputes happen at the handover between trades. Running roof plumbing and general plumbing together removes the gap where the roofer says it is the plumber's problem and the plumber says the water is coming from the roof.

Problems raised before they are invoiced

Old roofs hide things. Asbestos on pre-1990 buildings, rotten battens, valleys that were never sized properly, previous repairs done badly. The honest way to handle that is to price the likely finds upfront as provisional items. A low quote that becomes a series of variations is not a better price, it is a worse conversation held later.

Documented, so you have something to hold

Written condition reports with photographs, itemised quotes, and compliance certificates for certifiable work. That documentation is what supports an insurance claim, what a facility manager needs for budgeting, and what settles the argument about whether damage was sudden or gradual.

Safety is not optional and it is not free

Harness, anchor points, edge protection and safe access are part of the cost of doing roof work properly. A quote that is cheaper because nobody is tied on is a quote that transfers risk from the contractor to you, and on a commercial site it is a quote that will not get past an induction.

Start to finish

What working with us looks like

  1. 01

You call, or send the details

For a leak, a burst pipe or storm damage, call. It is faster and it lets us tell you what to do in the meantime. For a re-roof, a new build or a commercial programme, photos, an address and a rough idea of the scope let us turn up already knowing what we are looking at.

  2. 02

    We get on the roof

Roofs are quoted from the roof, not from the driveway and not from satellite imagery. We check the battens, the flashings, the fasteners, the valleys and the drainage, and on older buildings we identify anything that needs handling before work starts. A quote written without going up is a guess with a number on it.

  3. 03

You get told what we found

Including the parts you did not ask about. If the roof is fine and the gutters are the problem, we will say so, even though it is a smaller job. If the roof has five years left and you were expecting to replace it now, that is worth knowing too.

  4. 04

    A written, itemised quote

Material and labour listed separately, so you can see what you are paying for and compare it properly against anyone else. Where something is likely to turn up once the roof is open, rotten battens on an older place, for instance, it goes in as a provisional item with a rate attached rather than arriving later as a variation.

  5. 05

Scheduled around the weather and around you

Re-roofs are staged so only a section is ever open, and each section is made weathertight before the crew leaves. We watch the forecast and we will move a start date rather than open a roof in front of a front. On commercial work, staging runs around trading hours, and night and weekend access is normal.

  6. 06

    Finished, cleaned and certified

Offcuts, old sheeting, packaging and swarf leave with us, and the site gets magnet-swept for screws, because screws left in a driveway find tyres. Compliance certificates are issued for work that requires them, and you get the documentation rather than having to chase it.
